If I allow pets in my rental property and the tenant leaves, what happens if my next tenant has allergies to animals?


Allergic reactions to pets can range from mild to life threatening. Fortunately the odds of having a tenant with severe allergies to animals is rare.

People with allergies to animals may react to pet dander, fur, urine or saliva.  Allergic reactions to animals range from itching, stuffy nose, breathing difficulty, or anaphylaxis. Rent With Pets recommends these solutions to remove pet allergens from properties. 

  • 1.       Remove the animals from the property.
  • 2.       Vacuum carpets and upholstery to remove the majority of pet hair and dander from these surfaces
  • 3.       Steam clean carpets and upholstery to neutralize the remaining pet allergens.
  • 4.       Vacuum and mop tile, wood, and linolieum floors to remove allergens on these surfaces.
  • 5.       Wipe wall surfaces with a damp cloth and detergent.
  • 6.       Open windows to air the house and remove the majority of airborne pet allergens.


These recommendations can be incorporated into a pet owning tenant’s rental contract.


Pet allergens can be found in many environments, including schools, offices and public transport. Most people that suffer from severe allergies take responsibility to avoid exposure to these allergens.  If an investment property has been recently occupied by animals, it is important to inform other prospective tenants so that they can make the right choice for their health.


Other common allergies that may affect your potential tenants are house dust, dust mites, mould, cockroaches, cigarette smoke, paint, pollen, weeds (eg. wandering dew), grass, milk, eggs, meat, seafood, and peanuts.  Just as it is impractical for restaurants to exclude all foods that diners could potentially be allergic to, landlords are not obligated to provide rental properties that are completely free of all substances that tenants could potentially be allergic to.  However it is extremely important to inform potential tenants about any known recent occupancy by animals if they have concerns about allergies.
